My Dilemma

Right, I'm just about to move out with the Mrs. and we'd settled on this house... its a nice 1930's style 2bed mid-terrace cottage, easy to get to work from, affordable and nicely renovated.

The dilemma is this...

Our friends mum is a property developer and she has a house which she is in the process of cleaning up which is slightly closer to work, has 1 extra bedroom, has a bigger front room, but is a state at the moment. She has said she'll put in a new bathroom but only a cheap one and charge us £100 less than the other place each month. Only thing is we'll have to do all the painting of the walls n ceilings as they're filthy.

I dunno what to do!

£100 less a month is a lot. Do you think that you could do the house up to a similar standard as your current one?

If it's just a bit of paint and a couple of fixtures the money you save could cover that, but it boils down to whether you want to work on the place or just live in it.

if the second ones gunna look nicer done, go for it, you realise how cheap a lot of painters work for cash in hand, my boss had a bloke do his daughters house, and he was aparently sh*t hot, only worked saturdays and sundays(presumably he has a contract job painting for the council/big property developer in the week), and he was like £45 a day + materials(which you could supply yourself if you wanted) so within 2 months, somebody could of done the decorating for you. and it would of cost you the same as the first house to live in for 2 months, and after that be significantly cheaper.

only issue is, she may be a mates mum etc, but bear in mind shes a property developer, so does everything for money, and is possibly quite ruthless,she MAY (she may also be nice and be happy with the rent as income)stick you on a 3 monthly/6 monthly tennancy contract, keep you in till youve got the place real tidy, youve decorated it nicely, then 9 months to a year down the line, shell sell the property, of made a bunch of profit, had the house decorated for free, and got a 12 months rent.

It's a no-brainer. £100/month is all your bills paid for (water/gas/electricity/internet/food probably). Just spend a day with some tins of paint, I'm sure there will be some people who can help. Unless you're minted and can afford to throw away £100 a month, which I doubt.

Yeah, id say go with the cheaper one, and give it a bit of a tidy up, like someone else said, you doing it would give it a more homely feel and 100 pounds a month cheaper is fair bit, and another bedroom is allways good, even if you just used it for storage !
