The £15 warning thing sounds unenforceable. I would ask them to remove that from the contract before you sign it. If they won't then move on - they are clearly pricks of the highest order (like most lettings agencies).
Been working on Bessell's car for the last few months, tweaking everything to perfection... If the old pads / rotor were covered in black shit that's contamination. Even touching the rotor will your fingers will contaminate the brake and reduce performance...

If you take the lever apart again and look down into the bore, where the piston goes, have a look for scratches. This is quite common unfortunately, and is made worse by the aluminium piston, and means a new lever
